Your ₹1.5 Cr investment is split: part funds construction, part creates a perpetual investment corpus (₹50+ Crore for all 60 members combined). This corpus is invested in safe government bonds, debt funds, and AAA-rated instruments. The monthly returns from this corpus pay for ALL running costs: staff salaries, food, utilities, maintenance. You never pay again because the corpus works for you — forever.
Yes. Presidenzo Legendary Living Foundation is registered under Section 8 of the Companies Act 2013 (non-profit). You can verify our registration with the Ministry of Corporate Affairs. We provide annual audited financial statements to all founding members. No dividends are paid. All surpluses are reinvested. You are welcome to appoint your own CA to audit our books.
Your investment is fully refundable. In the event of relocation or an on-demand request, management will find a new member willing to pay the updated rate of that time, and your original investment is 100% refunded to you. The updated rate ensures your replacement provides the necessary liquidity without risking the community's finances.
Absolutely. The lease is transferable to your spouse. If they do not wish to stay, or in the event of both passing, management will find a replacement member at the updated rate and issue a 100% refund of the original investment to your nominees/legal heirs.
It is a "replacement liquidity" model. Because Presidenzo is a non-profit trust, we don't keep large idle cash reserves. When you exit, we offer your suite to our waitlist at the current updated rate. The incoming member's payment provides the liquidity to immediately refund your 100% initial investment.
A professional management team (hospitality-trained) handles operations. But governance is by YOU — the founding members. You elect a Resident Council every 2 years. The council approves budgets, hires management, decides activities, and ensures transparency.
